Total Cash Sales for the month were 77, down from 84 the previous month, and down 7.2% from 83 cash sales the prior year.
Median Sale Price for the month was $655,000 up from $648,500 the previous month, and up 1.1% from $648,000 the prior year. Average Sale Price for the month was $1,239,793, up from $966,406 the previous month, and up 21.2% from an average sale price of $1,022,681 the prior year. Median Time to Contract for the month was 48 days up from 43 days the previous month, and down 14.3% from 56 days the prior year. Inventory (Active Listings) for the month was 724 down from 757 down the previous month, and down 22.9% from 939 active listings the prior year. |

Mortgage Rates Average 6.66%
The housing market continues to benefit from more available inventory, providing prospective homebuyers with additional options and helping support buyer activity as mortgage rates fluctuate.
- The 30-year fixed-rate mortgage averaged 6.66% as of July 30, 2026, up from last week when it averaged 6.58%. A year ago at this time, the 30-year FRM averaged 6.72%.
- The 15-year fixed-rate mortgage averaged 6.04%, up from last week when it averaged 5.96%. A year ago at this time, the 15-year FRM averaged 5.85%.
