Palm Cove Real Estate Report for June 2026

According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County's public records, the following real estate activity occurred in Palm Cove Golf & Yacht Club for the month ending June 30, 2026.
    
There are eight (8) homes for sale in Palm Cove, unchanged from last month.
There were nine (9) homes for sale during the same period last year. 
Four (4) homes are for rent, and two (2)
 homes are under contract. 

One (1) home sold in Palm Cove in June, compared to two (2) home sales in June of the previous year.   Six (6) homes have sold in Palm Cove year to date, as compared to six (6) home sales in Palm Cove during the same period last year.

Closed Home Sales for the month were 209 down from 226, and up 11.2% from 188 home sales the prior year.

Total Cash Sales for the month were 84 down from 97 last month, and down 2.3% from 86 cash sales the prior year.

Median Sale Price
 for the month was $648,500, down from $650,000 last month, and up 6.4% from $609,500 the prior year.

Average Sale Price for the month was $966,406, down from $1,185,471 last month, and down 8.7% from an average sale price of $1,058,509 the prior year. 

Median Time to Contract for the month was 43 days unchanged from 43 days last month, and down 20.4% from 54 days the prior year.

Inventory (Active Listings) for the month was 757 down from 761 homes last month, and down 24.9% from 1,008 active listings the prior year. 



Primary Mortgage Market Survey

Mortgage Rates Decline to 6.43%

The 30-year fixed-rate mortgage eased slightly last week averaging 6.43%. With rates at a seven-week low and purchase demand continuing to edge higher, it's an encouraging sign as prospective homebuyers respond to modest improvements in affordability.

  • The 30-year fixed-rate mortgage averaged 6.43% as of July 2, 2026, down from last week when it averaged 6.49%. A year ago at this time, the 30-year FRM averaged 6.67%.

  • The 15-year fixed-rate mortgage averaged 5.79%, down from last week when it averaged 5.84%. A year ago at this time, the 15-year FRM averaged 5.80%.

As our nation proudly celebrated its 250th birthday, our community came together in true Palm Cove fashion, from the wonderful celebration at our clubhouse, to neighborhood gatherings and house parties, to our boating families enjoying the fireworks from the water while many of us watched from our backyards and lanais. It was a weekend filled with friendship, patriotism, and unforgettable memories. How lucky are we to call this special place home?

Market Snapshot

Martin County's market remains healthy and balanced. Buyers are still selective, but well-prepared, well-priced homes continue to attract strong interest. With inventory remaining relatively limited in many desirable communities, quality homes are continuing to hold their value.
