Palm Cove Real Estate Report for May 2026

According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County's public records, the following real estate activity occurred in Palm Cove Golf & Yacht Club for the month ending May 31, 2026. 
    
There are eight (8) homes for sale in Palm Cove, down one (1) from last month.
There were eleven (11) homes for sale during the same period last year. 
Three (3) homes are for rent, and two (2)
 homes are under contract. 

No homes sold in Palm Cove in May, compared to one (1) home sale in May of the previous year.   Five (5) homes have sold in Palm Cove year to date, as compared to four (4) home sales in Palm Cove during the same period last year.

Closed Home Sales for the month were 226 up from 210 last month, and up 35.3% from 167 home sales the prior year.

Total Cash Sales for the month were 97 up from 92 last month, and up 4.3% from 93 cash sales the prior year.

Median Sale Price
 for the month was $650,000 up from $606,250 last month, and up 8.3% from $600,000 the prior year.

Average Sale Price for the month was $1,185,471 up from $862,661 last month, and up 4.5% from an average sale price of $1,134,264 the prior year. 

Median Time to Contract for the month was 43 days down from 58 days last month, and up 16.2% from 37 days the prior year.

Inventory (Active Listings) for the month was 761 down from 777 homes last month and down 25.1% from 1,016 active listings the prior year. 



Primary Mortgage Market Survey


Mortgage Rates Decrease to 6.48%

The 30-year fixed-rate mortgage decreased to 6.48% this week. With mortgage rates in the mid-6% range and income growth outpacing home price growth, housing affordability is marginally improving.

  • The 30-year fixed-rate mortgage averaged 6.48% as of June 4, 2026, down from last week when it averaged 6.53%. A year ago at this time, the 30-year FRM averaged 6.85%.

  • The 15-year fixed-rate mortgage averaged 5.79%, down from last week when it averaged 5.87%. A year ago at this time, the 15-year FRM averaged 5.99%.

One statistic that continues to make me proud is that homes sold in Palm Cove by the New Wave Group sell, on average, for $33 more per square foot than homes sold by the competition. On a typical 2,500-square-foot home, that can translate to approximately $82,500 in additional value for a seller.

That difference is the result of thoughtful pricing, strategic marketing, expert negotiation, and hands-on preparation, an approach we bring to every home we represent.

Market Snapshot

The market continues to show surprising strength. Home sales are up significantly from last year, prices are holding steady, and inventory has declined substantially. These factors are creating increased competition for well-priced homes, particularly in desirable communities such as Palm Cove.

While buyers remain selective and value-conscious, they are moving quickly when a home is properly prepared, professionally marketed, and priced appropriately. The combination of improving affordability, lower inventory levels, and strong demand continues to support home values throughout Martin County.

Palm Cove Insight

Inventory within Palm Cove remains remarkably low, particularly in the estate home section. We continue to see strong interest from buyers for Palm Cove's unique boating opportunities, upscale private golf, and convenient access to everything the Treasure Coast has to offer.

Because I live and work here, I stay closely connected to what is happening throughout the neighborhood, both on and off the market. This allows me to provide homeowners with valuable insight into pricing trends, buyer activity, and opportunities that may not yet be visible through traditional market channels.
