Real Estate Report for January 2026

According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County's public records, the following real estate activity occurred in Palm Cove Golf & Yacht Club for the month ending January 2026.      

Seven (7) homes are for sale in Palm Cove, down two (2) from last month.  Eight (8) homes were for sale during the same period last year.

Two (2) homes are under contract in Palm Cove compared to four (4) homes under contract in January of the previous year.  One (1) home sold in Palm Cove in January of 2026, compared to no homes sales in January of the previous year.  

There are two (2) homes for rent in Palm Cove.  No homes have rented in Palm Cove year to date.

Total Closed Home Sales in 2025 were 2,071, up 5.4% from 1,965 the prior year.

Total Cash Sales in 2025 were 956, down 2.3% from 979 the prior year.

Median Sale Price in 2025 was $599,000 unchanged from $599,000 the prior year.

Average Sale Price in 2025 was $979,138 up 8.0% from $906,912 the prior year. 

Median Time to Contract in 2025 was 61 days up 35.6% from 45 days the prior year.  

Inventory (Active Listings) in 2025, were 785 down 5.3% from 829 the prior year. 



Primary Mortgage Market Survey

Mortgage Rates Continue to Show Stability, Hovering Near 6%

For the last several weeks, the 30-year fixed-rate mortgage has remained at its lowest level in years. The combination of improving affordability and availability of homes to purchase is a positive sign for buyers and sellers heading into the spring home sales season.

  • The 30-year fixed-rate mortgage averaged 6.11% as of February 5, 2026, up slightly from last week when it averaged 6.10%. A year ago at this time, the 30-year FRM averaged 6.89%.

  • The 15-year fixed-rate mortgage averaged 5.50%, up slightly from last week when it averaged 5.49%. A year ago at this time, the 15-year FRM averaged 6.05%.
