Cash Sales for the month were 60 down from 72, the previous month, and down 9.1% from 66 the prior year. Median Sale Price for the month was $592,000, down from $600,000, the previous month, and up 7.6% from $550,000 the prior year. Average Sale Price for the month was $991,170, up from $689,020 the previous month, and up 28.6% from $770,569 the prior year. Median Time to Contract for the month was 62 days, up from 56 days the previous month, and up 63.2% from 38 days the prior year. Inventory (Active Listings) for the month was 811, down from 826 the previous month, and up 1.4% from 800 listings for the same period last year.

Mortgage Rates Drop to the Lowest Level in 2025 After starting the year close to 7%, the average 30-year fixed-rate mortgage moved to its lowest level in 2025 this week, an encouraging sign for potential homebuyers heading into the new year.
- The 30-year fixed-rate mortgage averaged 6.15% as of December 31, 2025, down from last week when it averaged 6.18%. A year ago at this time, the 30-year FRM averaged 6.91%.
- The 15-year fixed-rate mortgage averaged 5.44%, down from last week when it averaged 5.50%. A year ago at this time, the 15-year FRM averaged 6.33%.
