Cash Sales for the month were 72, up from the previous month, and up 14.3% from 63 the prior year. Median Sale Price for the month was $600,000, up from $570,000 the previous month, and down 2.4% from $615,000 the prior year. Average Sale Price for the month was $689,020, down from $932,954 the previous month, and down 28.1% from $957,904 the prior year. Median Time to Contract for the month was 56 days, down from 62 days the previous month, and down 5.1% from 59 days the prior year. Inventory (Active Listings) for the month was 826, down from 833 the previous month, and up 7.7% from 767 listings for the same period last year.

Primary Mortgage Market Survey
Mortgage Rates Move DownMortgage rates decreased for the second straight week after the Thanksgiving holiday. Compared to this time last year, mortgage rates are half a percent lower, creating a more favorable environment for homebuyers and homeowners.
- The 30-year fixed-rate mortgage averaged 6.19% as of December 4, 2025, down from last week when it averaged 6.23%. A year ago at this time, the 30-year FRM averaged 6.69%.
- The 15-year fixed-rate mortgage averaged 5.44%, down from last week when it averaged 5.51%. A year ago at this time, the 15-year FRM averaged 5.96%.
