According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County's public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club in October of 2025.

Cash Sales for the month were 64 down from 86 the previous month, and down 12.3% from 73 the prior year. Median Sale Price for the month was $570,000 down from $582,500 the previous month, and down 5% from $600,000 the prior year. Average Sale Price for the month was $932,954 down from $1,010,397 the previous month, and up 6.3% from $877,388 the prior year. Median Time to Contract for the month was 62 days down from 77 days the previous month, and up 5.1% from 59 days the prior year. Inventory (Active Listings) for the month was 833 up from 823 the previous month, and up 12.3% from 742 listings for the same period last year.

Primary Mortgage Market Survey
MORTGAGE RATES REMAIN NEAR 2025 LOWSThis week the 30-year fixed-rate mortgage averaged 6.22%. On a median-priced home, this could allow a homebuyer to save thousands annually compared to earlier this year, showing that affordability is slowly improving.
- The 15-year fixed-rate mortgage averaged 5.5%. A year ago, the 15-year FRM averaged 5.85%.
Looking Ahead
Mortgage rates have eased into the high 5% range while median home values in Palm City continue to decline. The median sale price in Martin County is $570,000 down about 5% over the past year.
Despite a slight dip in home prices, Palm Cove remains a highly desirable waterfront and golf course community, and buyers are still actively seeking homes here. Inventory for waterfront and estate homes in our neighborhood remains low, creating great opportunities for sellers. If you've been considering a move, this may be an ideal time to list. We are meeting serious buyers for Palm Cove every day, and homes that are well-presented and priced appropriately are still commanding strong interest.
