Cash Sales for the month were 86 up from 78 the previous month, and up 41% from 61 the prior year. Median Sale Price for the month was $582,500 up from $575,000 the previous month, and up 0.9% from $577,500 the prior year. Average Sale Price for the month was $1,010,397 up from $793,867 the previous month, and up 40.2% from $720,604 the prior year. Median Time to Contract for the month was 77 days up from 50 days the previous month, and up 60.4% from 48 days the prior year. Inventory (Active Listings) for the month was 823 down from 884 the previous month, and up 15.4% from 713 listings for the same period last year.

Primary Mortgage Market Survey
MORTGAGE RATES INCREASE The 30-year fixed-rate mortgage increased slightly this week but remains below its 52-week average of 6.71%. The last few months have brought lower rates and as indicated by the recently reported increase in pending home sales, homebuyers are feeling more confident to get into the market.
- The 15-year fixed-rate mortgage averaged 5.55%. At this time, a year ago, the 15-year FRM averaged 5.88%.
Looking Ahead
Economists now expect mortgage rates to remain elevated, in the mid-6% range, through the end of 2025, and the Fed remains on its path toward further rate cuts. While homebuyers have seen some relief from peak levels, affordability is still a major hurdle. In Palm Cove, those same trends are playing out locally. The strongest buyer interest is in homes with water views, recent upgrades, or turnkey move-in condition; more challenged properties (needing work, lacking curb appeal, or priced ahead of comps) tend to linger longer. To stand out, sellers should lean into staging, highlight lifestyle features, and price with precision. Buyers, meanwhile, benefit from slightly more bargaining power than in prior years. Negotiated incentives, upgrades, or closing-cost assistance may be more achievable, especially on listings that have been on the market awhile. Those with cash, flexibility in timing, or willingness to accept nonstandard terms will often remain in the strongest position.
