Cash Sales for the month were 78 down from 83 the previous month, and up 16.4% from 67 the prior year. Median Sale Price for the month was $575,000 down from $648,000 the previous month, and up 0.9% from $570,000 the prior year. Average Sale Price for the month was $793,867 down from $1,022,681 the previous month, and down 1.6% from $806,749 the prior year. Median Time to Contract for the month was 50 days down from 56 days the previous month, and up 51.5% from 33 days the prior year. Inventory (Active Listings) for the month was 884 down from 939 the previous month, and up 25.6% from 704 listings for the same period last year.

MORTGAGE RATES TUMBLE
Mortgage rates continue to trend down, increasing optimism for new buyers and current owners alike. As rates continue to drop, the number of homeowners who have the opportunity to refinance is expanding.
- The 15-year fixed-rate mortgage averaged 5.6%. At this time, a year ago, the 15-year FRM averaged 5.86%.
