According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County's public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club in June of 2025.  

Nine (9) homes are for sale in Palm Cove, down two (2) from last month.  Seven (7) homes were for sale during the same period last year.  One (1) home is for rent, and one (1) home was rented.

Closed Home Sales for the month were 188 up from 167 the previous month, and down 8.7% from 206 during the same period the prior year.

Cash Sales for the month were 86 down from 93 the previous month, and down 27.1% from 118 the prior year.

Median Sale Price for the month was $609,500 up from $600,000 the previous month, and up 6.2% from $573,995 the prior year.

Average Sale Price for the month was $1,058,509 down from $1,134.264 the previous month, and up 1.2% from $1,046,147 the prior year.

Median Time to Contract for the month was 54 days up from 37 days the previous month, and up 38.5% from 36 days the prior year.

Inventory (Active Listings) for the month was 1,008, down from 1,016 the previous month, and up 39.6% from772 listings for the same period last year.

MORTGAGE RATES MOVE DOWN  

Heading into the Holiday Weekend, Mortgage Rates Decrease 

The average 30-year fixed-rate mortgage has dropped for the fifth straight week — marking the biggest weekly decline since early March. This is encouraging news for Martin County’s real estate market. 

With increased inventory and slightly more favorable lending conditions, this could be the opening many Buyers have been waiting for—especially in sought-after areas like Sewall’s Point, Stuart, and waterfront communities along the St. Lucie River.

  • The 15-year fixed-rate mortgage averaged 5.8%. At this time, a year ago, the 15-year FRM averaged 5.86%. 

    Looking ahead, economists forecast mortgage rates will hover near current levels through summer, with gradual declines possible by late 2025—especially if inflation cools further and the Fed begins easing interest rates. For now, motivated sellers should continue leaning into strategic pricing and staging, while buyers may benefit from reduced competition and better negotiation leverage.
