Median Sale Price for the month was $585,000, up from $550,000 the previous month and up 4.5% from $560,000 the prior year. Average Sale Price for the month was $828,809, up from $770,569 the previous month and up 0.8% from $822,106 the prior year. Median Time to Contract for the month was 42 days, up from 38 days the previous month and up 68% from 25 days the prior year. Inventory (Active Listings) for the month was 829 up from 800 homes the previous month and up 40.5% from 590 listings for the same period last year.

Primary Mortgage Market Survey
MORTGAGE RATES DECREASE - The 30-year fixed-rate mortgage decreased this week, averaging 6.89%. Mortgage rates have been stable over the last month, and incoming data suggests that the economy remains firm.
Even though rates are higher compared to last year, the previous two weeks of mortgage applications are modestly above what was seen a year ago, indicating some latent demand in the market.
- The 30-year fixed-rate mortgage averaged 6.89%, up 0.06% from the previous week. At this time, a year ago, the 30-year FRM averaged 6.76%.
- The 15-year fixed-rate mortgage averaged 6.05% up 0.07% from the previous week. At this time, a year ago, the 15-year FRM averaged 5.99%.
