Home Sales Report for August 2024

According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and the Martin County public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club for the month ending August 31, 2024.   

There are nine (9) homes for sale in Palm Cove, up two (2) from last month. There were three (3) homes for sale during the same period the previous year

One (1) home is under contract in Palm Cove, unchanged from last month.  One (1) home was under contract during the same period the previous year.

There were no home sales in Palm Cove in August compared to four (4) home sales in Palm Cove during the same period last year.   
 

There have been nine (9) home sales and one (1) rental in Palm Cove year to date as compared to seven (7) home sales and two (2) rentals during the same period the previous year.

Martin County Single Family Home Stats through July 2024

Martin County Housing Stats

Closed Home Sales for the month were 177, down from 181 the previous month and up 4.1% from 170 the prior year.

Cash Sales for the month were 67, down from 98 the previous month and down 15.2% from 79 the prior year.

Median Sale Price for the month was $570,000, down from $625,000 the previous month and down 6.6% from $610,000 the prior year.

Average Sale Price for the month was $806,749, down from $892,934 the previous month and down 31% from $1,168,765 the prior year.

Median Time to Contract for the month was 33 days, up from 32 days the previous month and up 50% from 22 days the prior year.

Inventory (Active Listings) for the month was 704 homes, down from 727 the previous month and up 48.8% from 473 listings for the same period last year.

Primary Mortgage Market Survey

Mortgage Rates Continue to Drop!

Mortgage rates fell again this week due to expectations of a Fed rate cut. Rates are expected to continue their decline and while potential homebuyers are watching closely, a rebound in purchase activity remains elusive until further declines are seen.

Aspiring homeowners should remember to shop around for the best mortgage rate, as rates can vary widely between lenders.

  • The 30-year fixed-rate mortgage averaged 6.35%, down 0.11% from the previous week. At this time, a year ago, the 30-year FRM averaged 6.97%.
  • The 15-year fixed-rate mortgage averaged 5.51%, down .11% from the previous week. At this time, a year ago, the 15-year FRM averaged 6.25%.
