Home Sales Report for July 2024

According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and the Martin County public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club for the month ending July 31, 2024.   

There are seven (7) homes for sale in Palm Cove, unchanged from last month. There were three (3) homes for sale during the same period the previous year

One (1) home is under contract in Palm Cove, unchanged from last month.  One (1) home was under contract during the same period the previous year.

There was (1) home sale in Palm Cove in July compared to four (4) home sales in Palm Cove during the same period last year.   
 

There have been nine (9) home sales and one (1) rental in Palm Cove year to date as compared to seven (7) home sales and two (2) rentals during the same period the previous year.

Martin County Single Family Home Stats through May 2024

Martin County Housing Stats


Closed Home Sales for the month were 181, down from 206 the previous month and down 6.2% from 193 the prior year.

Cash Sales for the month were 98, down from 118 the previous month and up 16.7% from 84 the prior year.

Median Sale Price for the month was $625,000, up from $573,995 the previous month and up 4.4% from $598,500 the prior year.

Average Sale Price for the month was $892,934, down from $1,046,147 the previous month and up 22.6% from $728,424 the prior year.

Median Time to Contract for the month was 32 days, down from 39 days the previous month and up 45.5% from 22 days the prior year.

Inventory (Active Listings) for the month was 727 homes, up from 722 the previous month and up 55.7% from 467 listings for the same period last year.

Primary Mortgage Market Survey

Mortgage Rates Dip to Lowest Level Since February

Mortgage rates declined to their lowest level since early February. Expectations of a Fed rate cut coupled with signs of cooling inflation bode well for the market, but apprehension in consumer confidence may prevent an immediate uptick as affordability challenges remain top of mind. Despite this, a recent moderation in home price growth and increases in housing inventory are a welcoming sign for potential homebuyers.

Aspiring homeowners should remember to shop for the best mortgage rate, as rates vary widely between lenders.

  • The 30-year fixed-rate mortgage averaged 6.73% down from 6.95% the previous week. At this time, a year ago, the 30-year FRM averaged 7.02%.
  • The 15-year fixed-rate mortgage averaged 5.99% down from 6.25% the previous week. At this time a year ago, the 15-year FRM averaged 6.33%.
