According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and Martin County public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club for the month ending July 31, 2022.

Martin County Single Family Home Stats for June 2022

Closed home sales for the month were 185, down from 216 the previous month and down 32.9% from 275 the previous year.

Cash sales for the month were 95, down from 104 the previous month and down 19.5% from 118 the previous year.

Median sale price for the month was $590,000, up from $584,498 the previous month and up 20.4% from $490,000 the previous year.

Average sale price for the month was $809,923, down from $956,150 the previous month and down 2.4% from $790,716 the previous year. 

Median days to contract for the month were 14, up from 11 days the previous month and up 27.3% from 11 days the previous year.

Active inventory for the month was 429, up from 341 listings the previous month and up 41.1% from 304 listings the previous year.

Prices for existing homes climbed to a record high in June, continuing at an amazing pace with double-digit percentage annual increases as reported by the National Association of REALTORS.  Home prices continued to climb even though sales cooled in June.  For the fifth consecutive month, existing home sales posted a drop.  

Looking forward we expect a moderate decline in pricing as more inventory becomes available and higher interest rates and inflation continue to affect affordability.

If you are thinking of making a move, it's still a great time to sell.  The median sales price in Martin County is up 20.4% over last year.  If you are looking to buy, there are many more options to choose from with inventory up 41.1% over last year.
