According to the Multiple Listing Service (MLS) of the Realtor Association of Martin County and the Martin County public records, the following home sales activity occurred in Palm Cove Golf & Yacht Club for the month ending February 29, 2024.   

There are six (6) homes for sale, one (1) home for rent and one (1) home under contract in Palm Cove at this time.  There were no Active listings in Palm Cove during the same period last year.  There have been two (2) home sales and zero (0) rentals in Palm Cove year to date as compared to zero (0) homes sales and two (2) rentals during the same period last year.

Martin County Single Family Home Stats through January 2023

Martin County Housing Stats

Closed Home Sales for the month of January were 107 down from 128 the previous month and down 5.3% from 113 during the same period the previous year. 

Cash Sales for the month of January were 52 down from 71 the previous month and down 7.1% from 56 the prior year. 


Median Sale Price for the month of January was $570,000 down from $572,000 the previous month and down 0.7% from $574,000 the prior year. 


Average Sale Price for the month of January was $1,023,396 up from $822,106 the previous month and up 56.2% from $654,998 the prior year.  

 

Median Time to Contract for the month of January was 50 days up from 25 days the previous month and up 35.1% from 37 days for the same period the prior year. 


Inventory (Active Listings) for the month of January was 636 up from 590 the previous month and up 20% from 530 listings for the same period last year.

According to Freddie Mac's Primary Mortgage Market Survey the 30-year fixed-rate mortgage was virtually unchanged over the past few weeks.

  • The 30-year fixed-rate mortgage averaged 6.88% as of March 7, 2024, down 0.06% from the previous week. A year ago at this time, the 30-year FRM averaged 6.88%.

  • The 15-year fixed-rate mortgage averaged 6.22% down 0.04% from the previous week. A year ago at this time, the 15-year FRM averaged 6.21%.


Mortgage rates are better now than they were in the fall of last year.  Experts are optimistic that the rates will drop further in 2024 which should breath some life into the single family housing market. 

However, interest rates haven't declined enough to convince many homeowners with low rate mortgages to buy a new home and give up their current mortgages.  As a result we see homes sitting on the market much longer.
